Have you ever noticed how brand new or fully renovated homes sell quickly in either a buyers or sellers market. It is mainly due to the fact that only about 5 percent of people can see anything other than what’s in front of them.

It is very difficult for most of the population to visualise what a home can look like and what spaces are available without furniture and fittings in the space. Properties that are put on the market “as is” can take much longer to sell and almost always sell for less. Buyers find it hard to look past the things that need to be repaired or even cleaned. That “lived in“ look complete with unclean, untidy, cluttered or cramped spaces is just too hard for a buyer, so the property gets overlooked for something that is clean, fresh and easy to see themselves “living” in.

These days just about all marketing of a property is done with great attention to visual presentation. The modern savvy home hunter is using the Internet as his first “port of call”. What is the main feature of this media? – images, pictures and lots of them. What looks best in a picture - clutter and mess everywhere or well presented rooms that project space and lifestyle.

So, it stands to reason that people will make a selection of what they want to physically inspect on Saturday by the impression they get when viewing pictures. When you put your property on the market it competes with every other property. In fact, by not presenting your property to its best advantage, you are assisting the buyers to purchase the better presented competition.

A beautifully presented home immediately suggests that the home has been well-cared for, feels warm and inviting and buyers make an immediate emotional connection with it.
