The Empty House Syndrome

An empty house almost always adversely affects the way your property “feels” to the buyer when he walks through the front door. 


A beautifully furnished and accessorised house is far more inviting than a barren empty one.  There is no need to go overboard, kept it simple and classy.

More importantly, a vacant house shouts that the owner may be “desperate” to sell. Nothing will attract a lower Offer to Purchase than an empty, seemly unloved house.

Empty spaces confuse buyers. Furniture and accessories define a room. According to the experts 95% of us have trouble visualising what a room can be used for, if there is not the appropriate furniture present. When a buyer inspects an empty house he will spend much of his time wondering where his possessions would go. Will my lounge furniture fit? Is this space the dining area or a lounge room?

It’s a fact that empty rooms appear much smaller than those that are furnished well. Most of us simply can’t tell the size of a room if it is empty. A beautifully painted but empty room can have an uninviting sterile feel. Unfurnished rooms draw attention to the smallest flaws as there is nothing else for the buyers eyes to focus on.
