Capitalise on Your Pool

If your renovation project has an existing pool you have a great opportunity to create an extra WOW factor to the home. The sound and sight of water has delighted humans since the beginning of time. Of course, Australia has the best climate for swimming all year round – capitalise on it.



Like leaking guttering and peeling paint, a badly presented pool will put off your buyer. One look at a pool and its surrounds in poor condition screams work to be done and money to be spent. Some buyers have a perception that pools require constant attention. Some folk just won’t buy a property with a pool. For those buyers that do, a great looking pool area can often tip the scales in your direction when a buyer weighs up the pros and cons of each property they view.

Any renovation should be done by an expert in the field. Swimming pool renovation is not for the do it yourselfer. Find a company you can trust and let their extensive knowledge and experience give you the best advice when it comes to renovating that tired old swimming pool. Pool safety is highly regulated by governments and strict rules are in place in all states. In some, Pool Safety Certificates are required, not just at completion of construction and renovation, but must be supplied to potential purchasers before they enter into a Contract of Sale. In some states a safety certificate is required before a property can be rented. If your potential buyer is investor compliance is critical to them.

Much of the safety aspects of a pool are about the surrounds. Fencing, paving and even trees and plants are closely scrutinised. During an inspection by a qualified pool safety inspector he will be looking at any opportunities that could allow someone (mainly children) to enter the pool other than by the gate. Any opportunity present for access by climbing on a planter box, filtration equipment, over hanging trees or raised garden beds are all considered.

Do this in the early stages so you can get rid of offending trees and get new planting well established by the time you want to have the property on the market.

Another quick tip – choose plants that have small root systems that won’t interfere with the pool or concrete surrounds. Also consider plants that don’t drop leaves in the water. The best pool areas have lots of sun on the water and lots of shade around it.

There is a wide variety of filtration, cleaning and heating products available for pools. Most people are aware that pools can be heavy on power usage, so consider the options. Many buyers are now looking for energy saving features in the purchase of residential property.

It is not always possible to fit pool lighting to an old pool but if it’s possible, it`s money well spent. Remember your buyer will be imaging themselves around the pool on a hot summer night. Consider installing some lighting in the garden around the pool for that extra WOW factor.
